Below is a list of common questions residents or perspective residents often have about our community. If your question is not listed below please visit the Contact Us link to send a message with your question. This will be sent to the entire board. The board will respond as promptly as possible.

  • chevron_rightWhen are the board meetings?
    Board meetings are scheduled on an as needed basis.  The Board usually holds a meeting in the spring to approve the annual budget that includes plans for projects, social events, etc. that are important to our neighborhood.  The annual Homeowner's Association Meeting is usually held in late October or early November.  Homeowner's Association Officers and Board Members are elected at that meeting.  Each East Pointe Estates Homeowner has one vote in the election.

    Board elections are held at the annual meeting in either October or November. Board elections are annouced on our website. Check out the News Annoucments for upcoming meetings.
     
  • chevron_rightHow can I get involved or become a member of the board?
    Attend a meeting and express your interest in serving on the Board.  There are always opportunities to serve on the Board and/or on a Committee.
Community Septic
  • chevron_rightHow do I know if my house is on the community septic system?
    Look for your lot on the diagram below.  There are 64 homes in our addition and 26 homes are connected to the community septic system. Lots in red are part of the community septic system (mound system east of Lot 4).
  • chevron_rightWhat do I need to know about the community septic system?
    If your home is connected to the community septic system you need to know that you are required to have the tanks on your lot inspected and pumped every two years. There are also quarterly fees associated with being connected to the community septic system.  Please see attached documents that the St. Joseph County Health Dept. has shared on this subject.
     
    All residents should have their septic tanks inspected and pumped in accordance with guidelines established by the St. Joseph County Health Department 574-235-9721.  You are free to contract with any septic company for these services. However,  EPEHOA does currently contract with A&R for the common septic system maintenance (contact information on the back page) and we do get a discount on individual septic system maintenance as well.

    The St. Joseph County Health Department requires EPEHOA to keep maintenance records of inspection and/or pumping services performed to the tanks of residents connected to the community septic system.  Whenever such services are performed on your property, please send a copy of the receipt for those services to the Septic Committee person responsible for maintaining these records.  You may also mail your receipt to EPEHOA  P.O. Box 641  Granger, IN  46530.
  • chevron_rightAre there additional dues for home owners hooked to the community septic system?
    Yes,  invoices are mailed to homeowner's of the 26 homes connected to the community septic system in February, May, August, and November.  The quarterly dues are $150.  Please contact the Treasurer if you prefer to pay septic fees on a monthly or annual basis.
  • chevron_rightWhy is there an additional fee for homes on the community septic system?
    In 2013, St. Joseph County Health Dept. Code 51 was expanded to require owners of Cluster Systems (aka Community Septic System) to set aside funds for the replacement of such systems.  See the attached letter and schedule of fees for more details.
HOA Dues
  • chevron_rightHow much are the HOA dues?
    Annual dues are $170.00 for all 64 homes in the addition.  The 9 homes located on lake lots pay an additional $50.00 each year to help cover the cost of lake maintenance.
     
    Base Dues
    The base dues are $170.00 per year per home for every home in the community.
     
    Lake Dues
    If your home is on a lake lot there is an additional $50.00 per year per home.
     
    Communtiy Septic Dues
    If your home is connected to the community septic system there is an additional fee of $150.00 per quarter per home.
  • chevron_rightWhat do the HOA dues pay for?
    Homeowner's association dues cover the cost of electricity for street lighting and irrigation & community septic system pumps; landscaping supplies; mowing; insurance; social events like the neighborhood picnic, Santa's visit, & neighborhood garage sale; Website fees; office supplies; maintenance; etc.
  • chevron_rightWhen are HOA dues due?
    Annual statements are mailed early January and payment is due by January 31st each year.

    Mail a check to East Pointe Estates Homeowner's Association, P.O. Box 641, Granger, IN 46530.
